Anatomy of a Fix and Flip, Littleton, Colorado Part I, By John Dunn Dunn and Company

Everybody wants to get into the fix and flip business.  Is it profitable?  Can I do this?  I painted my own house?  Everybody is an expert.  They’ve watched the TV shows.  They’ve seen the numbers (although maybe not so realistic and true).

This is a property that I’m buying and plan to fix and flip.  I wanted to show you the process from the beginning to end.  This is a fairly easy fix and flip.  Meaning the fix part anyway.  What do I mean by that?  The property doesn’t need much work.  Paint, carpet, cleaning, etc.  No major rehab. The plan is to get in and out as quickly as possible.  I plan on having it back on the market for sale in 10-14 days after we close.  Can I make it?  I’ll keep you posted so stay tuned.

I estimate my fixup cost to be approximately $10,000.  Paint, carpet, drywall repair, new kitchen appliances, floor tile in kitchen, dining room, bathrooms.  Sounds simple enough.  Take a look at the video and let’s see if we can make a profit on this Denver Fix and Flip.
