Buying HUD Homes In Denver

What’s a HUD Home?  When someone buys a home and uses a FHA (Federal Housing Administration) insured mortgage to purchase the home and doesn’t make payments, HUD or the Department of Housing and Urban Development forecloses on the loan and becomes the owner.  HUD then places the home for sale to the general public.

Who can buy HUD homes in Denver?  There are no restrictions on who can buy a HUD home.  Typically a HUD home is offered to owner occupant purchasers within the first 15 days of being put on the market for sale.  After that time, investors can purchase as well.  In order to bid on a HUD home, a buyer must work with a real estate broker that is registered and approved by HUD.  Buyers must be pre-qualified with a lender, prior to bidding on a HUD property and must have the appropriate earnest money. How do I make a bid?  A HUD registered broker will prepare the HUD contract and make the bid for you.  The bid is submitted online and if your bid is accepted, the broker has 48 hours to deliver the contract and earnest money to the HUD office.

How much earnest money?  HUD requires earnest money with all offers.  The earnest money required is $500 for homes that are under $50,000 and $1,000 for homes that are priced above $50,000.
